The East Lipsy project represents a sophisticated fusion of Mid-Century Modern architecture and rugged Highland topography. Set upon a prominent hillside overlooking a private bay, this estate was designed to honor the clean lines of the original ‘Mafco’ residence while maximizing the utility of its secluded forest setting. The result is a seamless transition from refined interior living to a curated outdoor environment that emphasizes privacy, recreation, and structural elegance.

Muskoka Granite Steps and Terraces
The descent to the waterfront is defined by precision granite masonry. A series of grand, stone stairways—supported by minimalist engineered retaining walls—navigates the steep elevation, leading from the main residence down to an expansive, two-section pier-style Houston dock.

This long-format pier juts deep into the quiet bay, providing a premier platform for swimming and lakeside relaxation. Along the shoreline, native gardens and tall ornamental grasses are strategically planted to provide year-round privacy and a soft, natural contrast to the stone’s structural weight.
High Performance Entertaining
The estate’s upper plateau is engineered for high-performance recreation and effortless entertaining. Adjacent to the expansive driveway is a professional-grade half-court basketball court, discreetly integrated into the landscape. The primary entertaining terrace features a massive, custom-built stone fire pit fueled by propane, offering a clean, modern alternative to traditional wood fires.

From the stone-paved walkways to the organic mulch paths winding through mature pines, every element of the East Lipsy landscape serves to anchor the home into its environment, creating a sophisticated retreat for modern living.
