Highlands Summer Estate | Lipsy Lake, Haliburton Ontario
The Lipsy Lake Estate is the largest design-build in the Mill House portfolio. It’s a 7-bedroom, 5-bathroom seasonal home designed to accommodate large groups and multi-generational families in the Haliburton Highlands. The project involved integrating a massive residential structure directly into the granite landscape of the Canadian Shield.

Interior Layout & Features
The main living area is defined by a Great Room with high vaulted ceilings and exposed structural beams. We designed the kitchen for high-capacity hosting, centered around two large islands and a dedicated walk-in pantry room. The house also includes a double-door garage and a hidden, temperature-controlled wine cellar.

Outdoor Living & Amenities
The property features a granite-paved primary terrace equipped with a full outdoor kitchen, including a grill, smoker, and ceramic cooker. We integrated a year-round hot tub into the stonework and installed two outdoor showers—one of which is a private setup for the primary suite, accessed via a custom footbridge. For recreation, the grounds include a badminton field and a timber-fenced vegetable garden.

Site Engineering & Waterfront
To handle the scale of the estate, we installed a network of mulch golf cart paths to connect the main house to the various outdoor zones and the waterfront. The driveway was expanded to provide parking for roughly 20 vehicles. At the shoreline, we used a 'Dock-on-a-Rock' system pinned into the granite to support a diamond-shaped floating dock and a small-craft launch, with cut granite stairs providing direct access to the water.
